内容記述 Residential districts composed mainly of timber framed detached houses are one of overwhelming residential patterns in Japanese cities. Residential environmental quality in these districts is changeable toward the worse in a long time. This is caused by arbitrary building activity of each dwelling unit. Nevertheless we have only insufficient control power to maintain or improve residential quality. So it is urgent need for us to establish the general control system which deals with these problems.
In this study I try to analyse factors regulating total floor area of detached house, which is one of main indicators about dwelling conditions. And it can be used for useful planning technique of such control system. The methodologies used in this study are analysis of cross tabulations, calculation of Cramer's coefficients of contingency and Quantification theory model I by Hayashi between total floor area and thirteen attributes of residential conditions.
These are main findings as follows.
1) Financial ability of resided household, which is household annual income or occupation of the head of a household, is more deeply regulating total floor area than household members which is connected with living standard intensely.
2) Lot area is the fundamental factors regulating total floor area.
3) Total floor area of dwelling resided by matured household is larger than that resided by immatured household.
4) The native place of the head of a household and means of acquisition of dwelling have weak relation with total floor area relatively.
