内容記述 | The each built-up process in Land Re-adjustment Areas (L.R.A.) varies fairly because we have no any efficient planning tool for proceeding to built-up process according to the plan. The built-up of each L.R.A. depends on arbitrary building activity of each lot. Therefore it is urgent need for us to get the planning tool which proceed to systematic building activity in L.R.A. according to the plan. In this paper we have estimated recent built up ratio for each L.R.A. and analyzed ten factors which will influence built-up process in LR.A.. The analysis is based on data of Kanazawa conurbation in where exist 176 L.R.A. operated 1954 to 1979. The main results of this study are as follows, (1) The average of built-up ratio is 54 percent and the average of annual built-up ratio is 5.6 percent. (2) The annual built-up ratio mainly depends on those factors which are the kind of developer, the planned zoning system, the location from the centre of Kanazawa conurbation. (3) Multivariate analysis reveals that the most influencing factor is the elapse time in terms of year. |
