| 内容記述 | The aim of this study is to clarify the actual conditions of population change and land use transformation comparing central and suburban area, which could be necessary for their reorganization towards the realization of the compact city. This paper studies the trend of urban expansion of local central cities through analyzing statistics of DID and the Land Readjustment Project (LRP). From a case study of Kanazawa City, the business district of city center shows gradual change into residential land use and parking lot, the suburban area where was developed by LRP shows the decrease of population, and in contrast non-LRP area shows increase of population and the progress of urbanization. | |||||||||||||

| 内容記述 | 我が国では、人口減少・少子高齢化の時代を迎えた今、集約型都市構造を実現していくため、中心市街地の再生と郊外市街地の再編を一体的に検討していく必要がある。本研究では、地方圏の中核市を「地方中心都市」と定義し、三大都市圏中核市との比較分析を通じて、DID人口密度の推移や区画整理による市街地整備実績からこれまでの市街地拡大の実態を明らかにしている。また、金沢市における事例分析では、区画整理による郊外市街地の整備にあわせてDID面積が拡大してきた一方、中心市街地では1980～2005年の間に人口が約37,000人減少し、少子高齢化が進んでいる実態を示した。また、郊外市街地においても年少人口の減少に加えて生産年齢人口が近年減少に転じており、高齢化が急速に進行している実態を明らかにした。さらに、事例地区の分析では、中心市街地の商業・業務地区において住宅地化・駐車場化が進んでおり、市街地の性格が変化していること、一方の郊外市街地では計画的に整備された区画整理地区内の人口が減少する中、隣接する民間宅地開発主体の地区では非計画的な住宅開発が進み、人口・世帯数ともに増加している実態等を明らかにした。 | |||||||||||||
